Atrium Apartments is a 15,000 SF Mixed-use infill development near downtown Salem. The 13,000 SF lot sat vacant for decades. The owner approached CBTWO about the possibility of developing multi-family living on the site. CBTWO created a unique concept that maximized the site’s potential within the limits of the special overlay zone.
In order to maximize the number of units while utilizing the most cost-effective construction type, CBTWO designed a 15,000 SF three-story wood structure with 23 units, allowing 620 SF per unit. As the site is located in an overlay zone, the building was required to house a mix of uses. In order to meet this requirement, 2,300 SF of retail space was incorporated on the building’s first floor.
